A letter from your HOA about your soffits or siding usually means one thing. Something is growing on your house. The fix is a cleaning, not a repair.
Why soffits and siding streak here
Central Florida air holds a lot of water. Soffits sit in the shade under the roof edge, so they stay damp long after the sun dries everything else, and algae and mildew grow in that damp shade the same way they grow on the north side of a fence. It shows up as grey, green or black streaks and spots. Gutters that overflow run dirty water down the fascia and leave brown lines. Stucco and siding on the shaded side of the house go first.
It’s growth, not dirt. A hose rinse won’t keep it off.
How we clean it
We clean soffits, fascia, siding and stucco with a solution that kills the algae and mildew, then we rinse it away. The solution does the work, not the force of the water. Blasting a soffit can crack vinyl panels, tear the vents and push water up under the eaves, and on stucco it can chip the finish. We rinse your plants with water before we start and again when we finish. The streaks come off and nothing gets damaged.
That’s the whole job.
Got a letter? Here’s what to do
Read the notice all the way through. It should say what needs cleaning and by when. Deadlines are different for every HOA, so go by the date on your letter, not what a neighbor got. Take a few photos of the problem spots, then call (321) 754-0997 with your address and the date on the notice, and we’ll get you on the schedule. When we’re done, take photos from the same spots and keep them with the letter. If something in the notice isn’t clear, ask your HOA.
Don’t wait until the week it’s due.
Questions we get
Q: Will pressure washing damage my soffits?
A: High pressure can. It can crack vinyl panels, tear the vents and force water into the eaves. We let a cleaning solution do the work instead of force.
Q: Do you clean roofs?
A: No. We don’t clean roofs or the inside of gutters.
Q: How long will it stay clean?
A: It depends on how much shade and moisture that side of the house gets. Shaded sides come back first. Cleaning kills what’s there now. Nothing stops Florida humidity from starting it again.
Q: How much does it cost?
A: Most house washes and softwashing jobs run $275 to $575. Every job is quoted after we see it.
Q: Are you insured?
A: Yes.
