Why New Construction Still Gets Dirty

People are often surprised a house built six years ago needs cleaning at all. But the villages out here — Hamlin, Independence, Summerport, Bridgewater, Lakeside Village, Waterleigh — share conditions that produce a short and very predictable list of problems.

Sprinkler Rust on Fresh Concrete

The single most common thing I am called about out here. Irrigation water carrying dissolved iron sprays onto concrete, evaporates, and leaves the iron behind as an orange fan-shaped stain. New concrete is more absorbent than people expect, so it takes the staining readily.

The important part: rust is a mineral deposit, not organic growth. No amount of pressure removes it and no algae treatment touches it — it needs a rust-specific product. If someone washed your driveway and the orange stayed exactly where it was, that is why.

Not Enough Shade, and Then Too Much

Young landscaping means most lots sit in full sun, so the open driveway bakes dry after every storm. Meanwhile the two-story homes sit close together, and the narrow side yards between them stay shaded and permanently damp. That is where the green algae is — the side wall, the side walkway, the AC pad, the fence panel nobody looks at. Almost every property here is dirtier down the side than out front.

Lanai Pavers and Screen Cages

A screened lanai holds humidity, stays shaded and never dries out fully, so lanai pavers reliably grow algae faster than any other surface on a new-build lot. Pavers need lower pressure than concrete because the joint sand is structural, and screens need low pressure because force stretches and tears them.

Stucco Elevations

Stucco is nearly universal here, and it is porous and easily damaged. High pressure etches the finish and drives water into hairline cracks. It gets softwashed at low pressure — never pressure washed.
