Pressure Washing in Horizon West, Florida
Newer homes have their own problems, not fewer of them. Sprinkler rust on fresh concrete, algae in the narrow side yards between two-story houses, soffit and siding streaks that arrive with an HOA letter attached — these are the Horizon West jobs I do most.
Why New Construction Still Gets Dirty
People are often surprised a house built six years ago needs cleaning at all. But the villages out here — Hamlin, Independence, Summerport, Bridgewater, Lakeside Village, Waterleigh — share conditions that produce a short and very predictable list of problems.
Sprinkler Rust on Fresh Concrete
The single most common thing I am called about out here. Irrigation water carrying dissolved iron sprays onto concrete, evaporates, and leaves the iron behind as an orange fan-shaped stain. New concrete is more absorbent than people expect, so it takes the staining readily.
The important part: rust is a mineral deposit, not organic growth. No amount of pressure removes it and no algae treatment touches it — it needs a rust-specific product. If someone washed your driveway and the orange stayed exactly where it was, that is why.
Not Enough Shade, and Then Too Much
Young landscaping means most lots sit in full sun, so the open driveway bakes dry after every storm. Meanwhile the two-story homes sit close together, and the narrow side yards between them stay shaded and permanently damp. That is where the green algae is — the side wall, the side walkway, the AC pad, the fence panel nobody looks at. Almost every property here is dirtier down the side than out front.
Lanai Pavers and Screen Cages
A screened lanai holds humidity, stays shaded and never dries out fully, so lanai pavers reliably grow algae faster than any other surface on a new-build lot. Pavers need lower pressure than concrete because the joint sand is structural, and screens need low pressure because force stretches and tears them.
Stucco Elevations
Stucco is nearly universal here, and it is porous and easily damaged. High pressure etches the finish and drives water into hairline cracks. It gets softwashed at low pressure — never pressure washed.
If You’ve Had a Letter
Communities here enforce architectural standards closely, and exterior cleanliness notices are routine in a way they are not in older neighborhoods. The two that come up constantly are a driveway gone visibly grey and black streaking on soffits and siding.
- The driveway is a normal pressure washing job — a surface cleaner pass, plus rust treatment if sprinkler staining is part of what got flagged.
- The soffit and siding streaks must be softwashed, not pressure washed. The streaks are living algae and mildew, and pressure clears the stain while forcing water behind stucco and siding and leaving the organism alive to regrow. That can mean hidden moisture damage, and the streaks will likely be back before your next compliance cycle.

Questions I Get Asked
My house is only a few years old. Does it really need washing?
Age is not what determines it — moisture and shade are. Lots out here reliably grow algae in the narrow shaded side yards between two-story homes and on screened lanai pavers, and driveways pick up sprinkler rust within a few years of the pour.
The front elevation often looks fine while the side of the house and the lanai are the dirtiest surfaces on the property.
What are the orange stains on my driveway?
Almost certainly irrigation rust — dissolved iron in sprinkler water left behind as the water evaporates. The fan shape spreading from one direction is the giveaway.
It is mineral rather than organic, so pressure does not remove it and neither does an algae treatment. It needs a rust-specific product, which is a separate step from the wash.
My HOA sent a notice about my siding. Can you handle that?
Yes, and it needs softwashing rather than pressure washing. Pressure clears the streaks for the inspection while driving water behind stucco and siding and leaving the organism alive to come back — often before the next compliance cycle. Softwashing kills it, so it stays gone far longer.

Can you clean inside a screened lanai?
Yes. Screens and frames get low pressure, since force stretches screening and pops spline out of the track, and the paver decking inside gets cleaned at a pressure that leaves the joint sand where it belongs. It is one of the most common jobs I do in these communities.
Will you clean the shaded side of my vinyl fence?
That is usually the part worth doing. The neighbour-facing side gets no sun and goes green while the side you see stays fine. Vinyl gets low pressure rather than a blast, because it chalks as it oxidizes and can crack once it has gone brittle.
